    [摘要] 天物·书岛食集,历时一年的策划、设计与改造,于2026年5月8日正式对外营业。春夏之交,天物·书岛食集根植于天物有所旗下的城市不眠书店,悄然成为了上海外高桥社区的社交热点。这是一次城市更新与商业焕新的实践:在城市不眠书店里,生长出一个社区食集。

    天物·书岛食集,历时一年的策划、设计与改造,于2026年5月8日正式对外营业。春夏之交,天物·书岛食集根植于天物有所旗下的城市不眠书店,悄然成为了上海外高桥社区的社交热点。这是一次城市更新与商业焕新的实践:在城市不眠书店里,生长出一个社区食集。它主张自然,慢食,分享的生活态度,用美食与社交重建邻里关系;以日常的街头生活为场景,传递一种松弛有度的烟火气。继成功打造MEET&EAT碰头吃饭食集和SOOFOO社区食集后,MEEM HOUSE与天物商管团队深度合作,持续研发社区食集的非标商业类型:不止食集,更是社区。

    After a year of planning, design, and construction, Tianwu • Bookish Food Market officially opened on May 8, 2026. Born from Sleepless Books under the Tianwu Property, it has gradually become a popular social hub in the Waigaoqiao community of Shanghai. This is a practice in both of urban renewal and commercial revitalization: a community food court growing organically within a bookstore. It champions nature, slow food, and sharing – rebuilding neighbourhood connections through food and togetherness. Framed by everyday street life, it brings a relaxed, genuine warmth that feels like the best kind of local buzz. After the success of MEET&E AT and SOOFOO, MEEM HOUSE has partnered with Tianwu to redefine the trend of new food courts:more than a food court,a community, first and always.

    上海食集地图志
    Atlas of Shanghai Food Courts

    与社区食集的第一次亲密接触,缘起WAT上海首店,我们的角色是食集档口的设计方。在2021年的夏天,我们在位于巨鹿路758号(JULU 758)的More Than Eat(MTE)为预制鸡尾酒品牌WAT打造了一处可以随时随地开怀畅饮的绿色都市丛林。设计之初,我们非常坚定店铺的选址原则:我们要离开传统的商业综合体,回到适宜步行的街区,我们需要一个充满活力的非标社区商业。《外滩画报》在2014年的专稿中提出的巨富长街区概念,至今仍是上海最有活力的街区之一。MTE作为第一代社区食集(Food Courts V1.0)的爆款,无疑是巨富长街区的荣耀:一个汇聚了世界各地小食的集合餐饮空间,开放立面与步行街区的室内外互动,“餐饮+”的运营模式塑造了独一无二的街区记忆。

    In the summer of 2021, we created a green urban jungle for WAT, a pre-mixed cocktail brand, offering a space for carefree enjoyment anytime, anywhere. Before designing, we were committed to finding the right location: away from traditional malls, rooted in walkable neighborhoods, and part of a vibrant, non-standardized commercial community. The answer was MORE THAN EAT (MTE) at 758 Julu Road,which was one of the first-generation community food courts in Shanghai.

    同年圣诞,MTE的创始团队选址古北社区,推出迭代品牌碰头吃饭(MEET & EAT,以下简称M&E)。碰头吃饭古北店,在一栋老房子里建造一条可以见面偶遇,碰头吃饭的High Street。从最初与MTE操盘手的甲乙方博弈,到持续至今的紧密合作共同体,我们深度参与了后续系列社区食集设计与研发,从选址、策划、设计、建造到招商运营的共创,为上海的社区商业更新版图绘制了一幅MEEM HOUSE的食集地图志。

    That Christmas, the MTE founding team set their sights on Gubei, launching a new iteration: MEET & EAT (M&E). Housed in an old building, M&E Gubei location became a “high street” where people could meet, bump into each other, and enjoy great food. What began as a client-provider dynamic evolved into a close, collaborative partnership. Together, we have spearheaded a series of community food court transformations, handling everything from location selection, planning, design to construction and operations. These projects in recent 5 years have helped us to craft the Atlas of Shanghai Food Courts.

    不止食集
    More Than Food Courts

    Food is New Fashion!大食代1997年首次出现在中国,多数选址在CBD商圈商业中心的地下层,是为传统商业地产赋能的标准化产品。不同于大食代,在都市街区中的社区食集,餐饮可以不是主角,但社交一定是。

    Food is New Fashion!Food Republic first entered China in 1997, typically located in commercial centers within CBDs, serving as standardized products to enhance traditional commercial real estate. Unlike these early food courts, community food courts in urban neighborhoods shift the focus from dining to social interaction.

    传统商业界面讲究金角银边,最好的位置必须留给主力店,沿街面必须占据最大的品牌露出。社区食集的设计原则却恰恰相反:把沿街最好的位置让给消费者,所有的档口和小店铺都退后,成为社交场景的背景。1000平方米,200个餐位,10个档口,构成了一个食集空间的基础数据,也是一个社交空间的复杂系统。上海的城市更新正处于日新月异的进行时态,根植社区的食集,成为了填补城市缝隙的松弛烟火气。

    Traditional commercial layouts prioritize prime spots for anchor stores and maximum brand exposure along street-facing areas. In contrast, community food courts allocate the best positions to consumers—stalls and shops are set back, forming a backdrop to social interactions. A 1,000-square-meter space with 200 seats and 10 stalls creates both a foundational dining layout and a dynamic social system.

    不止食集,更是社区。我们以回归街道和社区营造的态度,在城市的缝隙中重塑属于这个时代和这座城市(此时此地)的生活方式。

    More than a food court,a community, first and always. With a return to the street and a belief in placemaking, we reshape what living here and now in the city’s inbetween spaces.

    书店里的食集:寻找街头的风味
    Taste at a Community Bookstore

    天物·书岛食集的选址位于上海浦东新区外高桥,不是传统的热门商圈。上海的城市更新速度与广度独树一帜,虽然位于上海的城市边角,但是得益于外高桥的企业与居住人群,具备充足稳定的人流基本盘。原始场地的业态具有两种极端的速度感。首层的沿街面已经入驻了一系列的连锁轻餐品牌,外卖为主的业态强调效率,是互联网餐饮典型的grab-and-go。首层内部是天物自营的城市不眠书店,满墙的书架陈列2万册5000钟的书籍,是少数爱书人的天堂。快食与书店,两种不兼容的业态在同一个空间中尴尬共存,优质的建筑空间缺少让消费者停留的理由。像街道学习,寻找属于街头的风味,我们要在书店里“长”出一个食集。

    Tianwu • Bookish Food Market is located in Waigaoqiao, Pudong New Area which is not a conventional high-street commercial space. Even on the city’s edge, the mix of companies and residents in Waigaoqiao provides a steady stream of potential visitors. The original site housed two extremes of speed. At street level, a chain of fastcasual outlets, deliveryfocused and efficiencydriven, typical of the internetpowered grabandgo dining. Inside, the Sleepless Books, with 20,000 titles across 5,000 categories – a haven for book lovers. Fast food and a quiet bookstore coexisted awkwardly in the same space. The building was solid, but there was no reason for people to stay. Learning from the street and its authentic flavours, a food court is growing right inside the bookstore.

    食集最大的变量就是共享就餐区,是食集生态的心肺系统。屋檐街区位于沿街面主入口,进深22米,我们依旧遵循食集设计的第一原则:把最好的位置让给消费者。主入口出挑斜屋檐雨棚,自由开启的折叠窗,贯穿室内外的水磨石地台,形成天然的外摆区域。模糊室内外的气候边界,让绿植、空气、雨水和阳光不再只是风景,而是可以触达的场所元素。以“FOOD IS NEW FASHION”为立面宣言,三段交错的斜屋顶从室外延续到室内,十字不锈钢包裹实木表皮在空间中矩阵分布,形成屋檐下的街道场景。

    The shared dining area is the food court’s essential part, which is the heart and lungs. The main entrance faces the street with a depth of 22 metres, renovated by the primary principle of giving the best space to the customers. A slanted eave canopy, folding windows, and a monolithic terrazzo platform that flows from inside to outside create a natural spillout zone. Blurring the indoor-outdoor boundary is the way to make greenery, air, rain, and sunlight become touchable elements. Starting with the front facade of “FOOD IS NEW FASHION”, three staggered sloping roofs extend indoors, bearing by crossshaped columns wrapped in solid wood in a rigid matrix,forming a streetscape under the eaves.

    书岛食区位于场地腹地,剖面复杂且无自然采光,破题思路是一个被书架包裹的书岛食区。拆改部分书架,保留随时随地的阅读体验,同时丰富流线的可达性,拓宽夹层的悬挑走廊,强化阅读和自习功能。一东一西的两个主力档口,不同的搭建方式形成两个街角的面貌:手工陶土砖包裹的是东南亚香辣料理,脚手架覆盖海洋板的是真火窑炉披萨。两种风味占据书岛食区的两个末端,串联起位于中间的三个标准档口。

    The “book-island” dining area sits in the middle, with a complex section and no natural light. The solution is to rebuild a bookisland dining zone wrapped by book-shelves. We adjusted several shelves, preserved the chance to read and widened the mezzanine’s cantilevered walkway to enhance reading and studying. Two flagship stalls, one at each end, create distinct street corners: handmade clay bricks for spicy Southeast Asian cuisine, and scaffoldingclad marine plywood for a woodfired pizza oven. These two flavours anchor the book-island dining area, linking the three standard stalls in between.

    长桌、地台、外摆、折叠长窗,松弛舒适的四件套构成了食集特有的空间记忆,不仅提供了“最好的位置”,也在运营端完成了无负担的消费体验:中国餐饮界智能化普及率极高,年轻一代的消费者更喜欢扫码点餐,自在随意来去自由。

    Long dining tables, raised platforms, outdoor seating, and folding windows,these four elements combining together is to create a luxurious yet relaxed experience. They not only offer “the best seats” but also support a seamless, self-service dining experience favored by tech-savvy younger generations.

    冬季建设,春日面市。从烟火早餐,路边甜水铺,街头小炒,窑炉披萨到深夜板前串烧,天物·书岛食集多层次的餐饮集合用五湖四海的风味,把“走过路过”变成“留下待会儿”。喜欢来天物·书岛食集的人,不一定是肚子饿了,因为这里还可以约会碰头,可以阅读刷剧,可以遛娃遛狗,可以独处发呆。

    Opening in spring after winter construction, Tianwu • Bookish Food Market serves as a “public co-living room” for the community. From breakfast bites, roadside drinks, wokfried street dishes, woodfired pizza, to latenight dining,it offers multi-layered food options. It turns “just passing by” into “staying for a while” . Visitors may not come just to eat—they come to meet, stroll with kids or pets, enjoy solitude, or simply unwind.

    食集营造法则
    Placemaking a Community

    社区食集的魅力在于场地的非标,不同的场地,不同的社区,不同的风味,成就了食集的在地性:巨富长街区的是MORE THAN EAT,属于古北社区是老房子里的新街区,十六铺码头海派建筑里的是Fooood Lane,比邻中山公园是重塑地铁文化的Metro Eats。在经历过数个社区食集的设计与运营实操后,我们总结了一组遵循二八定律的实操公式:

    公式α:80%社区生活基本盘 + 20%城市人流衍生盘 = 一处能停留30分钟至3小时的目的地
    公式β:80%世界美食餐饮 + 20%生活方式零售 = 一个让房东和主理人都能赚钱的生态
    公式γ:80%消费坪效面积 + 20%全龄友好面积 = 一个好吃、好喝、好看、好玩的场所

    The charm of a community food court lies in its nonstandard nature. Different sites, different communities, different flavours – that’s what gives each food court its local identity. After designing and running several community food courts, we’ve come up a set of practical 80/20 formulas:

    Formula α: 80% community daily life + 20% transient city visitors = a destination where people could stay for 30 minutes to 3 hours.
    Formula β: 80% global street food + 20% lifestyle retail = an ecosystem where the landlord and owneroperators could earn money.
    Formula γ: 80% revenuegenerating area + 20% all-age common space = a place that’s good to eat, drink and enjoy.

    食集,本质上是食客、主理人与美食档口共同生长的市井聚落。它会随着场地条件、选址流线、档口分区、场景氛围乃至档口设计管理而不断变化,是一种非线性的动态设计。与我们合作的档口主理人,并非连锁品牌,而是常年扎根街头、摸爬滚打的“街边店老手”。他们分享自家美食可以滔滔不绝,但大多缺乏系统品牌素养。因此,招商无法一蹴而就,随着档口分期入驻,食集才缓慢发酵出那种丰富、混杂、多元的市井气息。受Lava Beijing的移动设计公司(Mobile Design Agency)启发,我们相信这是一个设计平权的时代。从品牌命名、视觉系统、门头设计到后厨布局,我们对每个档口进行全链条设计统筹。既要匹配产品与品类的底层逻辑,又要为整个食集注入自然而然的街头烟火气。去标准化的设计,适度控制的留白,因地制宜的建造,才是打开食集设计包的正确姿态。一个有人情味和烟火气的食集,应该是自下而上(bottom-up)营造出来的。

    A food court is, in essence, a bazaar cogrown by diners, vendors, and their stalls. It evolves constantly depending on site conditions, circulation, stall layout, atmosphere, and even the design management of each unit. It’s nonlinear and dynamic. The vendors we work with aren’t chains – they’re seasoned streetfood veterans. They are great at talking endlessly about their dishes,but often lack systematic branding knowhow. Leasing is never a oneand-done thing: as stalls open in phases, the food court slowly develops that rich, mixed, diverse streetmarket vibe. Taking a cue from Lava Beijing’s Mobile Design Agency, we believe in democratic design. From naming and visual identity to signage and kitchen layout, we oversee the full design process for every stall – matching product logic with category while infusing the whole food court with a natural, streetlevel energy. De-standardise, loosen up, and build locally. A food court with soul and local character is always built bottomup.
